What’s the diff. between partial release of mortgaged land and having it deeded out to you, any advantages?

my mom is still paying for the land we’re on now and we want to build a house or buy a modular home and use the same land, however, no mortgage company will let us unless the land is deeded to us. a dealer mentioned an option called partial release but i don’t understand what that is or how to do it or if there is a difference between that and deeding. please help! thanks!

Does Mortgage interest rate go down after Thanks Giving?

My settlement is more then a month from now and I need to lock the interest rate in 10 days.
One mortgage broker told me that the interest rate usually goes gown after Thanks Giving.
Is it true (let say statistically in the last 10 years) or just a rummer?
Thanksgiving Dates for the last 7 years:
1999 November 25
2000 November 23
2001 November 22
2002 November 28
2003 November 27
2004 November 25
2005 November 24
