I am planning on selling my home. I have a 2nd mortgage through the same bank that holds my original mortgage. Would the bank consider converting the 2nd mortgage to a regular loan? My 2nd mortgage is only 13,000 but it does make a difference with the slow housing market.

Friday, October 9th, 2009…. you’ve been late making payments? Since we bought our house a few months ago 2 months in living there they raised our payment due to taxes and an error on some ones part. So we’ve been making payments late, but we are up to date with our payments. In having a history of paying late can we refinance? Interest rates are low right now. We have an fha at 5.9%.
Yes there was an error. I just said the reasons why our mortgage went up and one of them was because of taxes and the other was an error someone made during escrow, which is costing us over a grand. Anyways we had are taxes reassessed and there going down, but still have to pay for that error made with the escrow account.

Would I be able to call my mortgage company and have them lower my rate without paying any fees? Or if I refinance, do you still have to pay for closing cost under the new plan?
