I am planning to buy a house in the state of washington in year 2010. Since I don’t have mortgage, I take the standard deduction now and I am wondering if I can keep doing it next year and still deduct my mortgage interest payments.

Why aren't mortgage rates going down despite the Fed rate cut?
Sunday, October 4th, 2009We would like to refinance our current mortgage and I was hopeful that the result of the Fed rate cut would be a drop in the mortgage rates. However, it seems like mortgage rates only dropped by about 1/4 % point (I was hoping to go down to about 5% on a 30 year fixed rate with no points with an excellent credit score). What determines whether mortgage rates fall and how much?
Will our current mortgage lender automatically finance us for another home purchase?

We are in good standing with the current mortgage company.
We have lived here for almost 3 years- we have had two payments that have been a few days late.

Need to refinance my ARM mortgage to a Fixed…FHA Loan or Conventional?
Saturday, September 12th, 2009I’ve been looking to refinance my townhouse that i have owned for about 5yrs now. I also have an equity line of credit of 30K. I just received in the mail from my credit union that they now offer FHA loans with no closing etc.. Which loan would be more beneficial to me? a FHA type loan or conventional fixed?? I’m looking to understand my options more.
I’m not sure of my credit score but i know it’s excellent, i have no other payments besides the current mortgage. I also have a decent amount of money saved if i need to use it for the Refi.
