My wife and I are building our first house. The closing date on the house is April, 25, 2009. Thats a little over 2 months. Should we start shopping around for the best mortgage rate now or wait until 1 month before closing date? Any advice(s) on mortgage lender is welcome. Thank guys!

I live in MA but want to find the best mortgage rate on a 30 year fixed mortgage, We have ability to put 25-30% down, maybe more. Rates were showing at 5.3% last week. They went up.
Can I use an out of state lender to finance in MA?

I am planning to sell my extra house, for which I am paying a mortgage (15 more years to go). The mortgage rate is really low. Can I sell the house without paying off the mortgage (i.e. can I take the mortgage as a low-interest loan), e.g. for a few years (my investment return should be much higher than the mortgage interest rate)? Is this an option that I can negotiate with my lender?

I have noticed that the interest charged to me by the bank on my mortgage fluctuates from month to month (fixed interest rate) an I was wondering if there is a formula used to work out what interest should be charged???

I am an American citizen. I am also an Israeli citizen. I do not own a house in America but I would like to buy a house in Israel. Mortgage rates here are upward of 7%. Would love it if I could get an American mortgage rate. Any suggestions?
